A home Oregon Home Inspector's guide: I'm worried about my house in all this snow! What should I do?

In fact, the photo on this page is from a home inspection January 9th. The roof truss was breaking under the weight of the snow. Luckily we caught the damage early. 

All buildings in Central Oregon could be under considerable stress with the current conditions. If you’re worried about your home, shop or garage -  or just need peace-of-mind - we can perform a limited visual home inspection of your attic space or visible roof elements on open structures.

In attics we inspect all visible/accessible elements including: 

  • Damage to supporting trusses or rafter damage
  • Water damage -  due to standard roof leaks or as a result of ice dams.
  • Adequate or Inadequate Attic Insulation
  • Ventilation
  • Roof penetration and seals
  • and much more.

In open structures (such as garage's or shops) we look for

Why an attic home inspection and not a roof inspection?

Under the current conditions we can only inspect what we can see. Since your roof is very likely concealed by snow and ice, the best place for us to asses the current condition of your roof is from the attic or, in the case of an open structure, inside where we can view the roof's structural components.

Because certain licensing restrictions exist here are some notes on what to expect:

  • If we identify issues during the home inspection we can point them out but we cannot repair, or provide repair instruction.  We will refer you to an appropriate licensed contractor as necessary.
  • This is a visual home inspection - we will not put holes in your roof, or attic. We can only view the attic via your existing access.  
  • We cannot see under the snow or through walls, insulation, furniture, dirt or concrete -  or pretty much anything. What that means to you is that our inspector, despite his best efforts, is not capable is seeing all conditions that actually exist within a house. 
  • We do not asses code compliance. We are forced to assume that your home was constructed in compliance with the building code of the construction period.
